The short version

If your lawn gets 6+ hours of direct sun and sees a lot of foot traffic (kids, dogs, a fire pit, a swing set), Bermuda is almost always the right choice. If your lot has partial shade, fewer people on it, and you want a softer, denser look, Zoysia is the right choice. The wrong-fit combinations, Zoysia on a full-sun high-traffic lawn or Bermuda in the shade under a big oak, both look terrible within two seasons no matter what you do to them.

Which is faster to establish?

Bermuda establishes fast. Sodded Bermuda knits in and looks like a real lawn within about 3 weeks in the growing season, and is fully rooted in 6–8 weeks. Seeded Bermuda is cheaper but takes 2–3 months to look uniform.

Zoysia establishes slowly. Sodded Zoysia takes about 6–8 weeks to knit in and a full growing season to fully root. Zoysia does not seed well in Georgia climates, so almost every Zoysia install we do is sod, not seed.

Which handles shade better?

Bermuda needs sun. Below about 5 hours of direct sun daily, Bermuda thins out, gets patchy, and loses its color. Under a mature hardwood canopy, Bermuda will fail.

Zoysia tolerates partial shade. Some varieties (Emerald Zoysia, Zeon Zoysia) will hold up in 4–5 hours of sun. Even Zoysia will not survive under deep shade. For that you need Fescue, which is a cool-season grass and behaves entirely differently.

Which handles foot traffic better?

Bermuda is bulletproof. It repairs itself quickly, handles kids and pets running on it, and comes back after abuse. This is why every sports field in Georgia is Bermuda.

Zoysia is not. Zoysia is denser and looks lush, but it is slower to repair traffic damage. A high-traffic Zoysia lawn ends up with worn paths that take weeks to fill back in.

Which uses less water?

Both are drought-tolerant compared to Fescue. In a normal Georgia summer, both need 1–1.5 inches of water per week to look great; both survive on less. Zoysia has a slight edge on deep drought tolerance because its root system is deeper.

Which is easier to maintain?

Bermuda wants to be mowed short. The ideal height is 1–2 inches, which means weekly mowing at minimum in peak growing season. Skip a week in June and Bermuda goes to seed and gets stemmy.

Zoysia wants to be mowed at 1.5–2.5 inches. It grows more slowly than Bermuda so you can often stretch to every 10 days without a visible difference. But when it does need mowing, Zoysia is dense enough that a dull blade tears rather than cuts. Always mow with a sharp blade.

Fertilization is similar on both: apply four times a year (late April, June, late August, September winterizer) with a balanced slow-release. Bermuda pushes more nitrogen; Zoysia responds well to iron applications for color.

What does each look like?

Bermuda has a fine to medium blade, a slightly gray-green color, and a “golf course” texture when mowed short. It tends to look wispier than Zoysia when it needs to be mowed.

Zoysia has a fine dense blade, a darker green color, and a plush, velvety texture. Barefoot on Zoysia in the summer is a specific pleasure. Zoysia lawns tend to look more manicured with less effort because the density hides thin spots.

Which is better for winter?

Both go dormant and brown for roughly November through March in Georgia. Zoysia stays “straw yellow” and holds a slightly denser look through dormancy. Bermuda goes flat brown. Neither should be overseeded with rye in most Henry County yards; the overseeding stresses the warm-season grass just as it’s waking up in April.

What about cost?

Bermuda sod runs about $0.85–$1.10 per square foot installed in our current pricing (Hampton, McDonough, Stockbridge). It’s the cheaper option upfront.

Zoysia sod runs about $1.10–$1.40 per square foot installed. It’s more expensive because the sod itself costs the grower more to produce and takes longer to be harvest-ready.

Over 5 years the ongoing maintenance cost is roughly the same for both grasses under a weekly mowing contract.

Bermuda in Georgia does not want nitrogen until it is fully green and actively growing, which is usually late April or early May in the Atlanta suburbs.

What do you apply to a Bermuda lawn in February?

Late February through early March is the window for a spring pre-emergent herbicide (prodiamine, dithiopyr) to stop crabgrass, goosegrass, and other summer annual weeds before they germinate. Do not apply fertilizer this month. Bermuda is still dormant and cannot absorb nitrogen; anything you apply either runs off or feeds weeds.

Should I fertilize my lawn in March in Georgia?

Bermuda is starting to green up in south metro Atlanta by mid-March but is not yet actively growing. Continue to mow at your winter height. Do not fertilize. If you missed the pre-emergent in February, you have a narrow window in early March to still get it down.

When is the first mow of the year for Bermuda in Georgia?

Bermuda is greening up in earnest in April. Drop your mowing height gradually; do not scalp the lawn in one pass. Take an extra week of shorter passes to remove the winter leaf tips. Wait to fertilize until the lawn has had three consecutive mowings. That is your signal that it is actively growing.

When do I apply the first fertilizer to Bermuda in Georgia?

Apply a balanced slow-release fertilizer with an N-P-K ratio close to 16-4-8 or 15-0-15, at roughly one pound of nitrogen per 1,000 square feet. This is the “wake up” feeding that gets Bermuda into a strong growth cycle for the summer. Water in with about ¼ inch of irrigation if rain is not in the forecast within 24 hours.

How often does Bermuda need fertilizer in the summer?

About six to eight weeks after your late-April feeding, apply your second round at the same rate: roughly one pound of nitrogen per 1,000 sq ft, slow release. This is the feeding that carries the lawn through the heart of the Georgia summer.

Should I fertilize Bermuda in July and August in Georgia?

Do not fertilize in the peak heat weeks of July and August unless the lawn is visibly hungry (light green, slow growth despite adequate water). Bermuda handles heat well, but pushing nitrogen in 95°F weather causes more stress than it relieves. Keep mowing weekly and water deeply and infrequently. One inch total per week, split into two soakings, is better than daily shallow watering.

When is the last summer feeding for Bermuda?

The last summer feeding goes down in late August or early September at the same rate. This one repairs any summer damage and sets the lawn up for a strong fall.

What is a winterizer and when do I apply it to Bermuda?

In September, apply a potassium-heavy product (something like a 0-0-30 or a 5-10-30) at half the normal rate. Potassium hardens the plant cell walls and improves winter cold tolerance. This is the “winterizer” step that most homeowners skip and that most professional lawns do not.

When do I apply fall pre-emergent in Georgia?

Late September to mid-October is your window for a fall pre-emergent (again, prodiamine or dithiopyr) to stop winter weeds like Poa annua, henbit, and chickweed. No fertilizer.

Should I do anything to my Bermuda lawn in the winter?

From November through January, Bermuda goes dormant. Do not fertilize. Keep leaves and debris off the lawn so it does not smother, but otherwise let it rest.

Common Mistakes We See in Henry County Yards

• Fertilizing in March. The lawn is not ready to absorb it. You are feeding the weeds and wasting money.
• Skipping pre-emergents. By the time you see crabgrass in June, it is too late to stop it. You can only spot-treat.
